Real estate is suddenly hot item around Calvert

For sale signs have popped up all along U.S. Highway 43 in the south Washington - north Mobile counties area since the announcement of the location of a giant steel plant there by the German company ThyssenKrupp.

A number of different real estate companies in Mobile County are handling the land sales. Prices for parcels range from the hundreds of thousands into the millions.

A large portion of the property up for sale on the Washington County side is from Cricket Hill to the Mobile County line in Calvert. In north Mobile County, signs dot both sides of the highway all the way from Calvert to Creola.

Jennifer Dykes of Bay Leaf Realty in Citronelle said the company she works for is handling parcels ranging from 20 acres to 76 acres. Prices for the properties are between $20,000 and $30,000 an acre.

Chad Fincher of Fincher and Associates Realty Services in Semmes said his company is handling approximately eight 200-300 acre parcels near where the new steel plant will be. Prices for the properties range from $11,000 to $57,000 per acre. "We have some parcels that are around $200,000 and some that are around $1.4 million," he added.

John Taylor of Roberts Brothers Realty said his company is handling one 65-acre parcel priced around $2.9 million, while several 20-acre parcels are priced at $1.9 million.

He said the company is not just advertising locally, but in Germany as well. "We are trying to think a little outside the box," he said. "We actually have a German speaking employee who handles any German customers' inquiries."

While some of the properties listed have homes located on them, a large portion of the land being offered for sale is unoccupied and for the most part wooded. Some is low-lying with marshy areas, which may include some wetlands. Other parcels are on higher elevations.

Prior to the ThyssenKrupp announcement very few for sale signs were seen in the area. A lot of property has recently been put up for sale in anticipation of other businesses that may locate to the area as the three-year construction phase of the steel plant gets under way this fall.

Preparation for the construction is currently taking place with land clearing operations and the running of electrical lines.
